Conversion of lower level to residence

This is another job that I have completed for a great client. The bottom floor of his residence was a garage and it was such a wasted space, with sweeping views of the Central Coast, he decided to make it a self-contained downstairs unit that he could rent out. We came up with a great floor plan that really made great use of the views whilst maintaining privacy to the upper level. The result is a good size fully self-contained residence with fantastic views!

New Addition - ensuite/study

This project was completed for a friend of mine who wanted a study and ensuite off his master bedroom. I loved this job as it was really cool to work on, space was a major issue as well as costs. I was able to create an ensuite that looks very spacious and incorporates into the existing house so that it looks as though it has always been a part of the house. The study is a good size and now that he has built it, it looks amazing if I do say so myself. I also built a scale model at 1:100 so they could visualise exactly how it would look. What do you think?

NEW Addition

This project was for an addition of two bedrooms. The client had out-grown the house but loved the location. They approached me to see if they could get two new bedrooms added on to their existing house. I created to good sized bedrooms, the roof is pitched up and over the existing roof due to council requiring off street parking. As it was a sloping site we were able to utilise the space underneath the addition to create a carport and satisfy all council requirements. This project took a little longer to get through council due to heights, we overcame this by having excavate down so that the carport had the required clearance of 2100 mm clearance from the underside of new addition. I think it looks good considering all the problems we encountered with council regulations. I usually include any council changes in my cost estimates. When I design additions I always try to match the existing house so that it looks as if it was always a part of the original house, this house was a beautiful older style house. What do you think?

indoor pool/sauna/exercise room & workshop

This was a great job to work on. It is an indoor pool, complete with sauna, workshop, change room, exercise room, laundry and a workshop. You can see how it looks from the model I built of it. This job was challenging and fortunately for the client he has the acreage to build it on. The major hurdles to overcome where the ventilation. we needed to make sure that we didn't get a buildup of moisture as the pool was enclosed I overcame this by vaulting the ceiling and having louvres that run the entire length of the roof, this coupled with the pool entrance being stacking doors that open the full length of the South Elevation taking advantage of the southerly's that blow in quite regularly on the Central Coast. The louvres run the entire length of the clerestory roof on the North Elevation allowing all airflow to be blown straight out South to North. For ease of access a ramp was created. All doors feature a self closing mechanism and open outwards (by law).  The deck area of the pool allows for access to the BBQ and outdoor entaining area. It was a great job to work on, What do you think?

Laundry Conversion

This is another small job that was completed last year, it is converting a laundry that had a toilet and washing basin into a small bathroom, complete with shower and with access to the main bedroom. The major hurdle to overcome was the space and the client wanted the toilet to have some privacy. The use of glass bricks gives the toilet privacy and creating the shower out the back of the room and using glass panels creates the illusion of it being more spacious. In order to save the client money the existing toilet was kept in the same location. The basin was moved to the other side of the room and the client used the space from the existing basin as a storage area for towels etc. Open shelving was used to further create the illusion of space. What do you think?

Existing granny flat

This was a small job I completed last year. The client had built a granny flat some years back and required council approval to ensure that it was compliant with council regulations. My job was to complete the drawings to submit to council. This project was for a Complying Development Certificate (CDC) for those not familiar with CDC, it is usually for smaller jobs and requires the council to inspect and hopefully pass the project and update council records. As the state government introduced laws by-passing many council laws in order to bring about more affordable housing in already established areas. It is a good thing but I do suggest that at all times you go through the proper channels. The client was a registered builder at the time this granny flat was built and after I finished all the reports this project had no problems being certified. A fun job, I love being outdoors measuring up always a good break away from the old drawing board.

Extension to existing residence

This is another job that I completed, it was an extension to an existing residence, the owners wanted a new bedroom and to extend their living area. I wanted to ensure that the design looked like a part of the existing house. As it was an owner builder I decided to go with a skillion roof, the design was to be a seamless integration into the existing house and although the laws have changed meaning you now must have 450mm clearance from the bottom bearer to the ground, I chose to excavate to achieve the desired level. Council would have preferred to step it up, but common sense prevailed and now inside is a beautiful open plan living area with no step up! This was a great project to work with the owners being truly amazing people!

New Pole Home Design

I have had an awesome 2014 so much so that I have been so busy with so many projects that I haven't updated in a while. This is a new pole home on the Central Coast, it has been approved and is all systems go. I handled the job from start to finish, getting it through council approval stage, handling numerous council requirements. The client is now in the process of building it. I will post pictures of the completed project. Below is how it will look.

Office redesign & reception desk

This is a project I completed recently. The brief was to redesign the layout of an office to create a kitchen area and two offices, I was also asked to custom build a reception desk for the front office area. This project was different in that I designed and then built the office interior. The job was completed in two weeks and the results look stunning, the client was very happy with the whole job. My favourite is the reception desk, I will post pictures of the finished job soon.

Well, I have officially launched my website, and have now got my brand new business cards so I am now in business. It is such a good feeling. but like all good businesses I have been so busy on a huge tender and scope of works for a job I currently have that I haven't had much time to have a good look over my site at the moment. 
I have attached a copy of my business card as I think it looks really cool., what do you think?
